ESA Inspection Defects correction

You may have received an ESA (Electrical safety authority) notice of deficiency. This means that you have electrical work that needs to be completed and brought up to standard.

The inspection notice will list all deficiencies that need to be corrected. These could range from repairs, installations, troubleshooting or replacement of wiring and applies to both residential and commercial buildings. In order to get the pass the inspection you need to complete non compliance issues and all work needs to comply with the Ontario Electrical Safety codes.

Licensed contractors

You will need a licensed electrical contractor to complete the work. They have electrician employees with the insurance and the qualifications in order to complete the work to the required standards, ensure all defects are met and safety guaranteed.

Along with the electricians, there will also be a designated master electrician employed by the licensed contractor who will be responsible for ensuring the quality of the work carried out.

The contactor will sort out all required permits, sort out any defects noted on your ESA Notice of Deficiency, and organise for the work to be inspected. Once the inspection is completed, a certificate will be issued which will demonstrate to the ESA that all work has been completed to the required standard.

Electrical Contractor’s License

By using the services of an electrical contractor, all work that has been carried out will be of a high quality. If in the future you need to claim on insurance for any damage or injury, you can prove that your electrical system was up to standard.

By using a contractor who is not licensed, you will have no recourse when it comes to insurance if damage was done by the unlicensed electrician and any claims may not be paid.

That’s why it’s essential to know if there are any open electrical permits on the property you’re about to purchase. The best way to do this is to have your lawyer request an Electrical Safety Authority (ESA) Search of Records as part of your purchase agreement. If there are outstanding permits, by law, the new homeowner assumes responsibility for the permits and corrections of any defects if they exist. After the Sale

Before you renovate, you’ll want to find out what electrical work has been done in your home in the past, and whether the work was inspected by ESA. If you didn’t have a Search of Records prior to the sale, a Request for Information can provide you with a report of all of the electrical work that was completed under a permit with ESA. Please note there are fees associated with a Request for Information. Another option to help you understand the current condition of your home’s electrical system is to get a general electrical inspection. This is different than a home inspection because it is focused solely on the electrical.
